71 Northwood Dr, North York: Three Storeys of Contemporary-Classical Custom Design

Standing on Northwood Drive in North York, 71 Northwood Dr represents one of the most complete expressions of KingsGate Luxury Homes’ design philosophy: a three-storey custom build that balances a formal, composed exterior with an interior that is bold, layered, and richly detailed across every level. From the powder room’s raw stone wall to the primary suite’s sitting lounge and the basement’s full entertainment complex, this home was designed to be lived in from the ground up.

The Exterior: Classical Proportions, Contemporary Restraint

The facade of 71 Northwood Dr is immediately distinct on its street: three storeys of smooth cream-white render cladding with raised panel detailing and classical cornice moulding that give the elevation a structured, architectural presence. Black multi-pane grid windows are positioned symmetrically across all three levels, their dark frames creating a sharp contrast against the pale render. A dark charcoal panel garage door with frosted glass inserts sits to the left, and a wide interlock stone paver driveway leads to the front entry.

The entry itself is recessed under the facade and anchored by a dark espresso modern pivot door with frosted glass sidelites and a matching transom above, approached by stone steps with a frameless glass panel railing. The address plate reads simply: 71 Northwood Drive.

The Foyer: Black Marble and a Glass Partition

Stepping through the pivot door, guests land on a polished black marble tile floor with dramatic dark veining. The interior front door is flanked by frosted glass sidelites and topped with a frosted transom, and a crystal drum pendant chandelier hangs from a coffered tray ceiling above. To the right, a custom glass partition wall with dark vertical slat framing separates the entry from the main staircase, allowing a visual connection to the floors above while defining the threshold between arrival and living space. White panel moulding runs along the foyer walls.

The Powder Room: A Raw Stone Statement

Off the main hallway, the powder room at 71 Northwood is one of the most striking rooms in any KingsGate project. One full wall is clad in rough-cut natural grey stone, its surface uneven and textural, sitting in direct contrast to the precision of everything around it. The opposite wall and vanity zone are finished in large-format dark charcoal marble tile with fine gold and copper veining. A floating dark grey fluted vanity cabinet supports a white quartz countertop with a bold black vein pattern, a matte black undermount sink, and a wall-mounted matte black faucet. Multiple cylinder pendant lights hang from above at varying heights, casting warm vertical light across both stone and marble surfaces.

The Main Floor: Living, Dining, and a Fireplace Wall

The main floor living and dining zone is an expansive open-plan space finished in wide-plank light oak hardwood floors with a generous coffered tray ceiling and LED cove lighting that wraps the entire perimeter. The formal dining area centres on a large rectangular dark marble slab table with bold gold and grey veining, surrounded by light upholstered barrel chairs and lit by a rectangular crystal-drop chandelier pendant above. The dining wall connects seamlessly to the living area, which is anchored by a white painted fireplace surround with a dark marble inset and a linear insert fireplace. A dark marble coffee table sits at the centre of the seating group.

The Kitchen: Two-Tone Precision with Crystal Pendants

The kitchen at 71 Northwood is built on a strong two-tone contrast: white flat-front upper cabinets with frosted glass inserts, floor-to-ceiling in height, against dark navy-charcoal lower cabinets with slim bar handles throughout. The perimeter backsplash is a full-height Calacatta marble slab with fine grey veining, uninterrupted behind the stainless six-burner professional gas range. A custom dark fluted range hood frames the cooking zone. Stainless wall ovens are stacked into the left-side cabinetry column.

The large waterfall island carries the same Calacatta marble surface, with a dark charcoal cabinet base, a matte black undermount double sink, and a matte black gooseneck faucet. Six individual crystal cube pendant lights hang in a single row above the island on a chrome rail, providing both task lighting and a sculptural overhead focal point. The kitchen flows directly into the breakfast and dining area, which opens through multi-panel sliding glass doors to the rear deck and yard.

The Butler’s Bar

Adjacent to the kitchen, a dedicated butler’s bar is fitted with dark charcoal shaker cabinets, glass upper doors for bar display, a white quartz countertop with under-cabinet LED strip lighting, and built-in wine storage cubbies integrated into both the lower left and lower right of the unit. A coffee station and small appliance zone complete the service counter.

The Family Room: Calacatta Marble and Dark Built-Ins

The dedicated family room sits at the rear of the home on the lower level, accessible through the glass partition and staircase from the main entry. It is a different room from the open-plan living zone above, with its own character and a much higher level of material drama. The centrepiece is a full-height Calacatta marble feature wall with bold gold and grey veining, anchoring a wall-mounted TV above a linear fireplace insert at its base. On both sides of the marble panel, dark charcoal built-in shelving units with fluted front panels house LED-lit open shelves for display. The room is furnished with large grey velvet tufted Chesterfield sofas, flanked by a dark green velvet accent chair. Large picture windows on the rear wall frame the yard, and polished large-format stone tile floors run underfoot.

The Staircase: Floating Oak and Frameless Glass

The staircase at 71 Northwood is a continuous design element that threads through all three floors and the basement. Open-tread floating steps in natural light oak run in straight and quarter-turn flights, with full frameless glass panel railings on both sides secured by matte black point-mount hardware. The oak column posts and dark glass partition framing that define the staircase enclosure create a sculptural quality from every angle, and natural light from a large window at the mid-landing fills the well with daylight across all levels.

The Primary Suite: A Room Designed to Linger In

The primary bedroom at 71 Northwood is exceptionally large, spanning the full width of the upper floor. Wide-plank light oak hardwood floors run throughout. The bed wall is finished in white raised panel moulding, framing a tufted dark grey upholstered king bed with matching tufted bench and metallic nightstands with circular chrome hardware. A full run of floor-to-ceiling black-framed windows floods the room with rear yard and treetop views.

On the opposite side of the room, a charcoal grey fluted panel feature wall houses a wall-mounted TV with a linear fireplace insert at its base, flanked by open shelving in warm walnut or oak tones. A full sofa and sitting lounge sits in front of the window wall, making this suite a self-contained living space within the home.

The Primary Ensuite: Round Fluted Tub and Grey Stone

The ensuite is finished from floor to ceiling in large-format grey marble-look stone tile, with dark grey porcelain tile on the floor creating a tonal shift underfoot. The double vanity runs the full length of one wall: dark grey fluted shaker cabinet with matte black bar handles, a continuous white quartz countertop, two undermount sinks with matte black widespread faucets, and three individual frameless mirrors separated by vertical stone cladding strips above. The centrepiece of the room is a round white fluted freestanding soaker tub positioned against the stone wall, fitted with a matte black floor-mounted freestanding tub filler. A large frameless glass walk-in shower on the right side is clad in the same grey stone tile, with matte black thermostatic controls and a built-in stone niche shelf.

The Basement: Wet Bar, Home Gym, and Walkout

The lower level is a fully finished entertainment and wellness complex. The main rec room has large-format light grey porcelain tile floors and a dramatic raw natural stone feature wall, its rough-cut dark grey surface echoing the powder room stone above and anchoring the media zone. Double French doors open directly from the rear of the rec room to the backyard with stone steps leading up to grade.

The wet bar is a dedicated room adjacent to the rec space, defined by a Nero Marquina black marble waterfall island with bold white veining and matte black undermount sink and hardware. The bar back counter is clad in the same dark stone, and the upper area has a wide window with three amber cognac globe pendants in circular chrome frames hanging above the bar seating. Dark charcoal lower cabinets complete the perimeter.

A separate home gym is enclosed behind full-height frameless glass partition doors. The room holds a treadmill, elliptical, weight bench, and floor mat, with a large mirror on the back wall and light grey porcelain tile throughout. It shares a glass wall with the wet bar, keeping both spaces connected visually without giving up acoustic separation.
